【陳慜蔚╱台北報導】裕隆(2201)集團積極推動裕隆城開發案,昨由集團副執行長陳國
榮代表,在新店總部與台灣銀行、華南銀行等8銀行簽約聯貸,取得100億元開發資金,讓
集團董事長嚴凱泰的新店造鎮大業再進一步。
裕隆主管說明,此次聯貸不同於一般土建融資,屬建築融資,土地交付信託、不設抵押,
全案以專款專用方式進行資金管理,由台銀、華南銀主辦,並邀第一銀行、中國信託、星
展銀行、永豐銀行、兆豐銀行、凱基銀行等6銀行共同參貸。
獲獎建築大師設計
為顯示布局房地產的決心,裕隆集團去年成立裕隆建設,該主管指出,裕隆城是裕隆建設
的頭號作品,為旗下不動產事業的指標大案,也是新北市新店區少數的大型開發案,備受
各界矚目。
佔地約3萬坪的裕隆城,坐落新店區中興路三段,為集團起家厝,因此嚴凱泰相當重視,
建築規劃不惜重金,由已故的普立茲克獎建築大師Zaha Hadid(扎哈哈蒂)設計,打造全
台獨一無二的外觀立面,也是她在台灣唯一的絕版住宅作品。
同時,裕隆今年也設立裕豐管家,並陸續開設物管及保全公司,該主管指出,主要希望透
過建設、銷售、物管等一條龍式服務,打造最佳的住居品質。
目標年底取得建照
裕隆城自2006年取得土地變更許可後,除2525坪土地於2008年以32.82億元賣予宏達電(
2498),作為hTC研發總部,另有生態公園及待開發的住宅區、商業區。
除保留萬坪生態公園,商業區已於去年中取得建照,主要為住辦規劃,總樓地板面積6.4
萬坪,規劃興建地下5樓至地上40樓的建築。其中,除裙樓將設商場,8至40樓為住宅,1
至4房都有,目標年底取得建照,產品細節尚在規劃中,預計明年第1季公開。
儘管目前住宅部分未定,但該主管強調,集團致力於車輛研發,住宅部分也將導入創新科
技,創造智能移動結合住宅的生活體驗,肯定與過去有很大不同。
法人則估,裕隆城光是商業區內的購物中心、影城等相關設施,每年租金收入可觀,可貢
獻裕隆每股純益逾0.5元。
